Starting over

My name is Paul — and I’m starting over.

Not from a position of strength. I’ve been investing in real estate for over 20 years. Flips. Rentals. Property management. Creative finance. Done it all.

Then I got comfortable. Comfortable is the enemy of forward. After 15 years away from active real estate investing, I’m restarting from scratch — flipping houses again, documenting every deal, every cost, every mistake live.

Fifteen years is a long time. Markets change. Contacts go cold. The confidence you once had quietly fades. And one day you look around and realize that standing still long enough is just another way of moving backward.

That’s where I was. And that’s why I’m here.

The record

Twenty years, stamped and dated.

MY 20s
Arrived from Poland with nothing
No connections. No roadmap. No safety net. I discovered real estate through Carlton Sheets infomercials — the “no money down” guy on late-night TV. Something clicked. I started learning everything I could.
DEAL 00
$0 earned
Walked away from my first deal
A divorcing family willing to do owner financing. The numbers worked. The offer was accepted. And then I froze. Fear won.
THE DETOUR
−$20k–$30k
Tried the stock market instead
That hurt more than I expected. I dropped everything, full stop. I remember walking my dog and screaming in my head how stupid it was to put myself in this situation.
FLIP 01
+$18,000
Real estate became my lifeline
I started flipping houses just to dig myself out of the hole.
THE PORTFOLIO
5 yrs of travel
Fixer-uppers turned into rentals
Bought at $40,000–$50,000 and held. One of those rentals helped fund our dream family home. The others kept generating income month after month — enough to take my wife and two kids to travel the world every single year, for five straight years.
THE LAWSUIT
−$500,000 claim
Sued for half a million dollars
Someone slipped and fell on the sidewalk in front of one of my rentals. That experience shook me — but it taught me one of the most important lessons in real estate investing: you have to protect your assets. LLCs, insurance, proper structures — they’re the foundation that keeps everything you build from being taken away overnight. I learned it the hard way so you don’t have to.
15 YEARS
gap in the record
Comfortable. Then years of standing still.
I stopped actively investing. I told myself I’d get back to it. Years passed. Then more years.

Restarting from scratch, in public
I’m 60 now. I have more real estate knowledge in my head than most people will ever accumulate — and I’m still starting over. Because knowledge sitting still isn’t worth much. You have to keep moving.

Real estate didn’t just make me money. It built our entire life.

What we believe

I built this community for one reason — accountability and action. Mine and yours. If you’re stuck wondering whether you’ll ever pull the trigger on your first deal — you’re in the right place.

If I’m going to document my journey publicly, I have to show up. I have to do the deals. I have to be honest when things go wrong and transparent when the numbers don’t look pretty.

It’s not a course. Not a mastermind. Not a polished program built by someone who figured it all out and is now selling you the map. It’s a live, honest, unfiltered look at what it actually takes to build wealth through real estate.

Flip first. Generate cash. Then buy the rentals or dividend stocks that pay you every month.
That’s the sequence. Everything else is noise.

No fake screenshots. No inflated profits. No Lamborghinis. Real estate is not a get-rich-quick vehicle. It’s not passive from day one. And anyone who tells you otherwise is selling something.

You already know enough to start. You just need the sequence.

The community is free right now. I may charge for it in the future — but everyone who joins early gets grandfathered in at no cost. Forever.
