My name is Paul, and I’m starting over.

Not from a position of strength. I’ve been investing in real estate for over 20 years. Flips. Rentals. Property management. Creative finance. Done it all. Heck, at some point I managed 150 properties by myself.

Then I got comfortable. The cash flow was steady, the properties were performing, there wasn’t an obvious reason to keep pushing. Until there was. I felt like I was falling behind. At some point, enough is never really enough. You need more. More security. More to give. More to leave behind. Fifteen years is a long time, and being comfortable is the enemy of moving forward.

After more than a decade, markets change. Contacts go cold. The confidence you once had quietly fades. You get ‘rusty’. And one day you look around and realize that standing still long enough is just another way of moving backward.

So after 15 years away from active real estate investing, I’m restarting from scratch. Flipping houses again, documenting every deal, every cost, every mistake live. This time I’m using technology and AI to work smarter. Turns out you can teach an old dog new tricks.

Someone slipped and fell on the sidewalk in front of one of my rentals. That experience shook me, but it taught me one of the most important lessons in real estate investing: you have to protect your assets. LLCs, insurance, proper structures. They’re the foundation that keeps everything you build from being taken away overnight. I learned it the hard way so you don’t have to.
