In my 20s, I found a deal. A divorcing family willing to do owner financing. The numbers worked. The offer was accepted.
And then I froze. Fear won. I walked away from my first deal.
I tried the stock market instead. Lost $20,000–$30,000. That hurt more than I expected. I dropped everything, full stop.
I remember today walking my dog and screaming in my head how stupid it was to put myself in this situation. Real estate became my lifeline. I started flipping houses just to dig myself out of the hole. First flip: $18,000 profit. I kept going — bought fixer-uppers for $40,000–$50,000 and turned them into rentals. One of those rentals helped fund our dream family home. The others kept generating income month after month.
At one point that income was enough to take my wife and two kids to travel the world— every single year — for five straight years.
I stopped actively investing. I told myself I'd get back to it. Years passed. Then more years.
